How the Mortgage Process Works
Most people are told to "get pre-approved" before they understand what they are deciding. This is the order that actually works, and you control how fast you move through it.
- Step 1
Explore
Open the simulator →Use the calculators here as long as you want. Nothing requires an email, a phone number or a credit check.
The goal of this stage is to know which trade-offs you care about: cash at closing, monthly payment, or long-term position.
- Step 2
Talk With Anil
Ask a question first →A conversation about your situation: timeline, income structure, savings, and what you are actually trying to accomplish.
This is also where the parts a calculator cannot model come up — a job change, self-employment, a gift from family, or a home you already own.
- Step 3
Credit Review
Reviewing your credit and documentation determines which programs are realistically available and how mortgage insurance will be priced.
You will be told in advance what kind of credit review is being done and what it involves before anything is pulled.
- Step 4
Pre-Approval
Check the payment first →A pre-approval is a lender's assessment based on verified information, which is why it carries weight with sellers.
It also gives you a firm ceiling, so you are not touring homes that do not fit the plan you built.
- Step 5
Find Your Home
Search, tour, and write offers with someone who can immediately tell you how a price, a credit or a repair changes the financing.
Offer structure and financing are decided together instead of being relayed between two separate people.
- Step 6
Choose Financing
Compare programs →Once you have a property, compare real Loan Estimates: rate, points, mortgage insurance, and total cash to close.
This is the moment the FHA-versus-conventional and points questions get answered with actual numbers instead of assumptions.
- Step 7
Close
Plan your payoff →Appraisal, underwriting conditions, insurance, title and the final walkthrough all get coordinated to the closing date.
After closing, the payoff and refinance questions start — and the calculators here still apply.
Two ways to work with Anil
Educational review: send your scenario and get a walkthrough of what the numbers mean and what would change them. No application, no commitment.
Secure application: when you are ready to move, start the secure application. Documents are uploaded through the lender's portal rather than email.
Timelines, program rules and requirements vary by lender, property and borrower, and can change. Nothing here is a commitment to lend or a guarantee of approval.
Keep going
Educational only: The calculators and information on this website are for educational and illustrative purposes only. Results are estimates based on the information and assumptions entered and are not a loan offer, commitment to lend, financial advice or guarantee of eligibility, rates, costs or savings. Actual loan terms, rates, fees, mortgage insurance and qualification requirements vary by borrower, property, lender and loan program. Speak with a licensed mortgage professional for personalized information.
