Moving from 3% to 10% down costs +$42,000 more at closing and changes the monthly payment by −$461.
At 20% down there is no private mortgage insurance, so the payment drops to $4,284 — but it takes $138,000 in cash. Below 20%, PMI is temporary: it generally must end when the scheduled balance reaches 78% of the original value.
The bigger down payment is not automatically the better decision. Cash left in the bank covers repairs, job changes and reserves that a lender may also want to see.
