What are closing costs and how much are they?
Closing costs are the lender, title, government and prepaid items due at closing. On a purchase they commonly run in the range of 2% to 5% of the price, but the actual amount depends on your state, lender and loan.

Typical items include origination or discount points, appraisal, credit report, title insurance and search, recording fees and transfer taxes, plus prepaid interest, homeowners insurance and escrow deposits for taxes and insurance.

Seller credits, lender credits and, on FHA loans, financing the upfront premium can change how much cash you need at the table.
