How much cash do I need to close on a house?
Plan on your down payment plus closing costs, minus any credits, plus escrow deposits. Many buyers also keep reserves for moving, immediate repairs and the first few months of ownership.

Earnest money you already paid counts toward this total; it is credited at closing.
Because reserves also matter to qualification for some programs, discuss the whole cash picture rather than only the down payment.
