How does home equity build?
Equity grows two ways: the loan balance falls as you make payments, and the home's value changes with the market. Only the first is under your control.

Early in a 30-year loan, most of each payment is interest, so balance reduction is slow. That reverses over time.
Extra principal payments accelerate the part you control. Appreciation is an assumption, not a plan.
Equity is not cash until you sell or borrow against it, and both carry costs.
